In emergencies, you can contact your manager.

In the case of a serious emergency that has left your home uninhabitable, the emergency services will engage a salvage service.

Please think about how urgent your situation is: outside office hours, contractors and installers can usually only offer emergency solutions.

Frequently asked questions

Where can I report an emergency outside office hours?

  • If an external manager is responsible for the technical management, you can report your problem to them.
  • You can report an emergency involving the joint facilities of an apartment complex to the building manager.
  • If there problems are with your individual central heating system, you can see whether you have an individual heating system or are connected to a joint heating system. For individual heating, please call the energy supplier directly, e.g. Essent, Greenchoice, Nuon, etc. For joint heating, you pay Grouwels Vastgoed an advance via the heating charges.
  • Please report any urgent leaks to this installer.

Can I reach Grouwels Vastgoed by telephone outside office hours?

Grouwels Vastgoed cannot be contacted by telephone outside office hours. You can contact this installer directly if Grouwels Vastgoed manages your home. You will then receive help faster for emergencies.

Can I call in a firm myself in case of an emergency?

You should contact your manager or, if Grouwels Vastgoed manages your home, contact this installer.

In the exceptional case that one of our installers cannot help you, you can engage a firm yourself. We would apply the ‘inappropriate action’ principle in this case, which means that we reserve the right not to reimburse the costs if these prove to be clearly higher than those of our partner installers, or if no urgent repair was involved.

Should I report every emergency to Grouwels Vastgoed?

Please report emergencies as soon as possible. You can call us on +31 (0)43 3254565 (during office hours) or send an e-mail to td@grouwels.nl.
If one of our partner installers has assisted you, it will no longer be necessary to make a separate report to Grouwels Vastgoed.

Who pays the costs for handling an emergency?

The same applies here as in situations in which there is no emergency. Please see our Maintenance Brochure (in Dutch).

What should I do if there is urgent damage to common areas?

If you live in an apartment complex and there is urgent damage to common areas and facilities, please report this to the building manager.
If an external manager is responsible for the management, you can report your problem to them. You will usually also find the details of the building manager in the entrance hall.

Who should I report to in the event of an emergency or an urgent complaint?

Option 1) Grouwels Vastgoed manages your complex. You can then call us during office hours. Grouwels Vastgoed cannot be contacted by telephone outside office hours. In that case, you can contact this installer directly. You will then receive help faster for emergencies.

Option 2) Your home is managed by a regional manager. This manager is also your point of contact in an emergency. You have been notified of the details of this manager and can also find them on the back of our maintenance brochure (in Dutch).
